“Average [debt-service-coverage ratios (DSCRs)]
for all four major property types increased from
the fourth quarter of 2010 to this past first
quarter. Multifamily properties led the field with
an 8.9 percent increase, from 1.36 to 1.48. Two
property types — multifamily and office — hit
all-time highs this past first quarter. The last
time all four major property types increased
their average DSCRs over the prior quarter in
unison was during the third quarter of 2009.”

In today’s tightened credit markets, mortgage financing from institutional banks can be hard to
come by. Commercial mortgage brokers may need to find other ways to secure funding, as Todd
Sears discusses in his article on Community Reinvestment Act (CRA) loans on Page 21. Government-sponsored programs — including those offered via the CRA, the Small Business Administration
and the Federal Housing Administration — may be a broker’s best bet when seeking funding. The
following articles from past editions of Scotsman Guide offer insight into working with banks and
government-sponsored loan programs.
